The cost of construction in Ukraine is growing

Over the past two years (2024-2025), the cost of warehouse construction in Ukraine has increased significantly.

The main growth factors are:

Rise in price of building materials.
Materials account for up to 65% of all costs. Prices for steel structures, concrete and insulation materials have increased especially.
Engineering systems. Up to 18% of the total project budget is spent on internal communications.
Foundations and coatings. Their share of costs is about 16%.
Construction of frames and staircase systems. This is another 14% of all costs.

On average, the cost per square metre of a Class A warehouse has increased by 7.5%.

Despite the increase in costs, demand for warehouses in Ukraine remains consistently high. Vacancy rates have decreased and the market continues to develop, adapting to new conditions.
